S.S: What is the best way to sell my house faster and for a great price?
I have a house in Auburn Hills, michigan that i wanna sell, it is my first house and I have no experience with real state. what do people look for when they want buy a house, what is the most important thing? like kitchen, or bedrooms, how many bedrooms the house has etc? and how do I sell it faster? my house is paid off, can I still put it for sale on a short sale?

Take pictures down along with knick-knacks –
– you want to make the new owners know it can be their house – not yours
Repaint all the walls an off white or light cream
change the carpets
make lawn look new – cut down big trees
Make a nice sheet on photo print paper of your home with pictures on it, along with details of your home. Put it on the door, so on the way out they can take one and remember your house.

short sale? If it is paid off you can’t short sell it. Short selling means selling it for less than you owe. You don’t owe anything.
You need to contact a realtor. It is their job to answer all those questions.
The answers vary from place to place. In Michigan the market is pretty tough. You wil be competing with lots of desperate sellers and TONS of houses on the market.
If you own the house, why don’t you wait to sell it until the market recovers a bit.

You use the words like paid off and short sale in the same sentence, they are in contradiction to each other
then you use the words first sale but yet you owe a home
I will then assume you inherited a home free and clear, if the case; you are in the driver seat, you technically can sell it for what ever number moves the home quickly because it will be pure profit, but will you get FMV, fair market value maybe not its your call what amount allows you to walk

The kitchen is your most important room, but most people look based on number of bedrooms.
To sell it fast offer the buyers agents a bonus, that will motivate them to show it more and really talk it up.

The cost is usually only a couple hundred dollars or so, and the benefits far outweigh the cost. I had one house for sale for four months without any offers at all. Then I paid a stager $ 180, took about a week to do what she told me, and sold the house for full asking price within 48 hours. Lots of other people, friends and relatives, will have advice for you on how to set up your house for quick sale. While all of this advice will be well intentioned, some of it will be good advice and some will not. Why take the chance? And how will you know good from bad advice anyway? For $ 200 to $ 300 you can get professional advice that will be correct nearly 100% of the time.
