From my experience…housing programs suck. Stay away from them for a lot of reasons.

If you decided that is the way you want to go, don’t buy the house first. Find out what their requirements are first, then buy accordingly. Remember, unless you have experience being a landlord, you will likely have to carry both homes on 100% of your DTI. There aren’t many, if any, lenders offering a discount on your DTI if you do not have documented landlord experience.
