naingzaw: Roommate’s stuff and laws?
We’re from LA, California. We rented 3 bedrooms apartment and rented out one of the room to our roommate. It didn’t go very well with her and she moved out 2 day prior to her rent ended but she didn’t clean out her room and didn’t take all of her big stuffs with her. I have a new roommate moving in a few days and don’t know what to do with her stuff. They are kind of big to move: queen size bed, a dresser and a sofa. We can’t move the stuff ourselves. She also didn’t return her keys so we are thinking about changing the lock as well. So what rights do I have and what should I do with her stuff since we need to clean up the room for this new roommate.

How about storing her stuff in one of the bedrooms? Just move everything in one room. Lean the mattress up against the wall and put the couch or dresser in front of it. Put the other piece of furniture against the other wall. Give her two weeks to come back and pick up the rest of her things. I think two weeks is ample time.
If she doesn’t come back within that time, just have it thrown out.
After two weeks, you can change the locks. but don’t change them before.
If she has contact info, try emailing her or calling her to let her know she still needs to pick up some of her stuff.
