My father, stepmother, and I bought a house together, with all our names on the deed. I would like to remove them from this deed. They have agreed to do it so now what do I need to do?

Have them sign a quitclaim deed giving you their portion of interest.
You only need to have both of them sign a simple quitclaim deed to the property. They may even have blank forms at the local land office where land records are kept.Answer by netoriginator
A quit claim deed transferring title from the 3 parties on the deed to you (yes you have to deed it to yourself). You can find samples on the web by searching for “quit claim deed example”.
If there is a mortgage on the property their liability will not be removed by the quit claim.
The only way that can be accomplished is for you to refinance the current mortgage.

Answer by Mary BIf they are just on the deed and NOT the mortgage…the all they have to do is each file a quit claim deed and that leaves your name.
If ALL of you are on a MORTGAGE…you cannot do that without refinancing the mortgage b/c you would have to credit-qualify on your own before the bank would allow it.
There is no other way.
