How difficult/expensive is it to have a one screen old fashioned cinema built?

Doctor Who: How difficult/expensive is it to have a one screen old fashioned cinema built?
I want to start an art house cinema to show classic second run movies, I would only need one screen, no more than 400 seats, and would need a second floor with living space.

it is a lot cheaper to find an old building that’s big enough and has approximately the right structure and shape and convert it into your use.
