beatle1909: Where are all those real estate “values?”?
The only “bargains” I’ve found, are in high crime areas, or homes that are totally trashed. Their are no bargains out there, otherwise.

All housing here is selling for at most 75% of what it did 5 years ago.

I think because so many people are now flipping property .
Even in bad areas .
Buy & fix up & sell fast .
Others doing the same & that just leaves less properties for value , out there

You are correct. No one is selling you anything for less than the top dollar they think it will sell for. You should look for the houses in your price range that meet your needs and pick out the best one. That will be the best “deal” for you.
Ask your buyer’s agent to show you comparable sale. Pay a lot of attention to location and not so much to paint jobs. Hire an independent home inspector and make the contract subject to what you find out based on that.
