There can be others but in general they are

Cost of funding the loan (broker fees, etc..)
notary fees
escrow fees
title insurance
bank transfer fees
for the seller, the existing morrtgate may charge fees for the preparation of reconveyance documents and so on.
If there were any repairs made to the house that were billed in escrow, the seller or buyer will sometimes see those as a function of the closing costs..
Recording fees and transfer taxes
and so on…
