when and how: If I were to rent a house in the Phoenix arizona area, what am I responsible for besides rent???
I currently own a home but am thinking of selling my house and renting for a couple years. If I was to rent a house, who is typically responsible for the following expenses, the renter, or home owner:
1. HOA Fees
2. Landscape maintanence.
3. House Insurance.
4. Property Taxes.
5. Anything else I may be missing???

I rent in Phoenix, and I am responsible for landscape maintenance, but the others are taken care of by the home owner. Buuuutttt, the home owners are my in-laws, so it would probably depend on the contract that is signed between you and the homeowner. They may include HOA fees in the rent, and you would usually be responsible for renter’s insurance.

Because you said House and not Apartment, and you’re Renting I’m gonna say you get the utilities (including water), you landscape (if necessary), you should get Renter’s Insurance, but the owner pays the property taxes (typically with the rent they collect). Make sure to get in writing who pays for repairs/replacements indoors and out.Answer by Real Estate Guy
If you are paying rent for a house, the insurance, HOA and taxes should be paid by the landlord. However, you will need renters insurance.
You need to read the lease to see what you are to pay. If it’s an older apartment, maybe the water and heat is included.
As a landlord, my renters are responsible for the first $ 50 of a repair. Unless they caused the problem and then it’s 100% (like drains, toilets, etc).
They are to have the carpets cleaned at their expense when they move out.
THey are to have a service agreement on the HVAC 2x year at their expense.
They are to maintain the landscape.
