The Answer: I need to sell a house fast and without a real estate agency?
I live in Miami, FL and my parents are planning to move to Texas and they want me to find a way to sell our house as fast as possible. Some help please? And they don’t want any agencies or anything, they just want to get it sold. No we are no where near foreclosure, the house is in great condition, it has a big backyard with a mini vegetable garden, it has a nice front made of cement and some grass. It’s 3 bedroom 2 bathroom and its a great house.

In our area Wisconsin we have many corporations that but houses fast. The one that comes to mind is UG.They buy them but not at top dollar
take pictures do a my space page of it..offer open houses so people can go through make sure there are fresh cookies on the kitchen table and good smelling stuff around as well cleaned and no junk!
i would also run fliers off and they have stands when you go in grocery store…lay some at each of those..

Pay for an appraisal. It will tell you what the market is dictating for your specific property. Real estate agencies use a similar product called a BPO (Broker Price Opinion) which is a limited less detailed appraisal of the property.
This is truly the best way to sell your home without an agent. An agent is important in marketing your home and its price. So if you’re going to take this on you need an accurate picture of the market your facing, most importantly since you are located in one of the worst real estate markets in the country.
A certified residential appraiser would be best for your needs. In my area I charge $ 350 for a single family home under 3000 square feet. This doesn’t mean you shouldn’t pay more, more experience and education will demand a higher fee. Do not hire an appraiser who’s fees are based on your homes value. You want an ethical appraiser with a good reputation to give you a realistic value. Even if its not what you want to see, it would be in your best interest to have an objective view of the home and its immediate locale
This appraisal is also a powerful negotiating tool when it comes time to sign a contract. Find a title agency, you’ll need one to sell your house, they can also provide you with a proper contract and deed assistance.
