John V: Has anyone purchased and used any of these Real Estate Investment programs?
Has anyone purchased any of these ? ..much more importantly actually USED them. I am not the least bit interested in any responses from people that do not have DIRECT personal experience with these programs. I don’t want any uninformed opinions of these. Those would be meaningless and worthless.
Sometime ago I bought Carleton Sheets program and I had heard both good and bad, though I’m convinced that it is at least legitimate. I am just now going through it. I’ve also looked at Matt Gillogly’s “Business Building Secrets of Renegade Christian Investors” and Bill Vaughn’s “The Simple Man’s Guide to Real Estate”. The reviews that I’ve read of the last two are excellent. I’ve investigated and dismissed programs from about a dozen other Real Estate “Gurus” that were basically scams.
I want input (success or failures) on just these. Again, I want only actual experience from someone who has really put the concepts to work.. that have really put them completely to the test..
The first response was exactly what I said that I did NOT want. As I put in my question, such a type response is meaningless and worthless. Apparently he did not read my question completely. Incidentally and for his information, I have a Bachelors degree and 3 Professional Designations. Learning from other experts in any field is the fastest way of
getting to a higher level of success without having to waste time and doing things on a “trial and error” basis or method. That is what text books are for in “higher learning”! Thinking such as what was expressed in that response is totally flawed.. I certainly hope that the other responses will be more meaningful and valuable!!

If you need these programs than you should not be investing in Real Estate anyway. If you went to school and have some common sense, you will know that all those programs are scams. Everybody has their own style and it is up to you to develope yours. Be an innovator not a follower of someone elses concepts. Good Luck!!
I’ve used Carlton Sheets and the marketing ideas worked for me. Not many loans are assumable (if any) but there are ways around this…i.e. land trusts.
“The Weekend Millionaire’s Secrets to Investing in Real Estate” by Mike Summey is a great book…very easy to read.

I purchased the Carlton Sheets program back in 1992 or so and it is still in my basement collecting dust because after I read all of the stuff I didn’t know how to apply it. There is nobody there to hold your hand and tell you what mistakes to avoid and in real estate mistakes can cost 10’s of thousands of dollars.
I also believe that the program is not complete because after joining a legitimate program which I amnow part of I found out how much information was left out.
John, its the old saying; “You Get What You Pay For” There is a lot more to what is in the Carleton Sheets program but you will have to go through a lot of trial and error with this program.
With the program I am with now I have multi-millionaire mentors that are real investors themselves and I can talk to on a daily basis and get assistance with my deals. The training is absolutely well worth the money but it is a lot more expensive than the Carlton Sheets program but its well worth it and legitimate.
If your serious about becoming a real estate investor and making it a profitable career then I would be glad to give you more information and NO, I do not get any commissions or anything from recommending you.
This program can teach you how to make the money and how to protected as well. It will educate you on all facets of the markets as well.

I have a friend who lost money on using the carlton sheets and the vaughn. He asked for my help – too late. But I still know in dpeth what his problems were, and why he failed.
His experience is that they are good as far as they go, and can give you general knowledge, but not sufficient depth, and not sufficient business nous. You can luck out, but you can fail miserably, as unfortunately he did.
So what can you do?
The best idea is to do a short real estate course, plus a real estate valuation course, plus read texts rather than popular books on these topics, and then you will have a broader and deeper understandign of what you are dealign with.
Also to somehow make sure you have a good business knowledge/attitude.
I dont know what your degree is in. Should you perhaps do some course in bookkeping and business, too? You centrainly need to know the difference between cash flow and profit. Also in how to look out for yourself. What about a short course in the law of contract and general business law? All these help.
I’m not saying that the books are bad – they are not, but they are not enough.
As you have a degree, I am sure you realise that a little knowledge from popular books that oversimplify the issue is a dangerous thing. You may luck out, but you really need more firm ground when investing so much money. Using the books above is a little like doing a ten hour course in French, and expecting to discuss philosophy and French literature fluently with a Parisian (in French). Sorry.
A good business mind, and knowledge in valuation, real estate, accounting, business law etc – not of course all degrees, but parts of degrees or complete diplomas. They are all helpful. You can get away with a lot less, but the more you know, and the more business sense you have, and the more creative you are, the better you do. Good luck!
Answer by hollywoodmelodyI have had in the past, a few books regarding investing in real estate but I can’t remember who(sorry about that) They were more into how to write newsletters,business letters and such then really teaching anything. For me it left more questions then answers. When I went to apply what I learned it seemed as if I didn’t know or understand anything. Now mind you I’ve never been a real estate agent per se (16 yrs real estate, 4 yrs of Escrow and Title plus mortgages too) you would think I had a better understanding of how things should work. Now Carlton Sheets programs came across clear and I had just started to use his techniques when I had to abandon what I wanted to do. I also liked reading the Rich Man, Poor Man series because he seemed to be open to what really happens when you first start out.
Of course this is just my opinon but at least I tried a couple of them.
